Question 2

What deposit is required?

Accepted Answer

For Airbnb bookings, damage protection is handled through Airbnb's AirCover and we don't ask for a deposit.

For direct bookings, we don't ask for a deposit either, and we don't keep your card. If something is damaged during your stay, we write to you within 10 business days with photos and an invoice or quote, you have 14 days to reply, and you pay only by your own action — by payment link or bank transfer. Your liability is capped at €300 per stay, as set out in section 8 of our Direct Booking Terms.

Ready to book?

Question 10

Do I need to tip at restaurants in Portugal?

Accepted Answer

Tipping isn't expected or required in Portugal — service isn't included in the bill. Locals often round up or leave the change; 5-10% is a generous gesture for great service, but leaving nothing is completely normal too.

Question 11

What are your management fees?

Accepted Answer

One management fee: 23% of the gross revenue of each booking, with no monthly retainer. Set-up and third-party costs are itemised and agreed before work begins. Cleaning, consumables and maintenance are passed through at cost, with no markup.

Question 12

What's included in the 23%?

Accepted Answer

All operational management: listings and dynamic pricing, guest communication in 5 languages, a real-time owner dashboard, monthly reporting, quarterly property inspections, preventive maintenance coordination and compliance monitoring in Portugal and Spain. Set-up and third-party costs are itemised and agreed before work begins. Depending on scope, they may be paid upfront or recovered from booking revenue.

Question 13

Do you handle legal compliance?

Accepted Answer

Yes. We manage AL/RNAL registration in Portugal, VUT registration in Spain, tourism tax declarations where they apply, SIBA/AIMA (PT) and SES.Hospedajes (ES) guest reporting, and annual tax filings coordination.

Question 14

How often do I receive financial reports?

Accepted Answer

You receive detailed monthly financial reports including revenue breakdown, expenses, occupancy rates, ADR, RevPAR, and net payout. Sent monthly, with your live figures also visible in the Owner Portal.

Question 15

Can I block dates for personal use?

Accepted Answer

Yes, absolutely. Just let us know — 14 days ahead for peak season and 7 for off-season — and we block them across every channel.

Question 16

What happens if there's damage to my property?

Accepted Answer

We document any damage within 24 hours of check-out and tell you the same day, with photos and estimated costs, then coordinate the repair with vetted local vendors.

Recovery depends on the channel: Airbnb bookings are covered by AirCover. Direct-booking guests are liable under our booking terms, up to €300 per stay (more for intentional damage or gross negligence); there is no deposit held, so we send the guest a documented claim and they pay by link or transfer. We deliberately don't promise that your own multi-risk policy will pay — vandalism cover usually requires proven intent and often excludes the people occupying the property. We'll read your policy with you and tell you what it actually covers.

Question 17

Do you handle marketing and listings?

Accepted Answer

Yes. We manage your listings on Airbnb and our direct booking website with optimised photography, multilingual descriptions, dynamic pricing, and SEO.

Question 18

What's the typical onboarding process?

Accepted Answer

Onboarding takes 2-4 weeks: initial property assessment, professional photography, listing creation across platforms, AL/VUT registration verification, smart lock installation, and operational handover.

Question 19

Can I exit the contract if not satisfied?

Accepted Answer

Yes. The first 90 days work as a trial period. After that, exit with 30 days' written notice. No penalties, no lock-ins, no surprises.

Question 20

How do you screen guests?

Accepted Answer

We require ID verification on all platforms, review previous guest history (minimum 3 positive reviews preferred), screen for red flags in messages, and decline parties or unverified profiles. House rules are clearly communicated before booking.

Question 21

What's included in property maintenance?

Accepted Answer

Coordinating routine maintenance is included in the 23%: light bulbs, minor plumbing fixes, appliance troubleshooting, cleaning supply replenishment, and seasonal HVAC checks. Parts and third-party labour are passed through at cost, with no markup. Major repairs are quoted and approved before execution.

Question 22

Do you work with both PT and ES properties?

Accepted Answer

We operate in both Portugal (Algarve) and Spain (Andalusia), and handle AL/RNAL and VUT registration, taxation and local compliance in both.

Question 23

Do I need my own accountant and lawyer?

Accepted Answer

Yes. We don't give legal or tax advice — we coordinate with the people who do. An AL in Portugal and a VUT in Spain mean two separate sets of filings, and we work with an accountant in Portugal and a gestoría in Spain who already handle our own properties. We introduce you and coordinate on your behalf; their fees are passed through at cost, with no referral commission to us.

Question 24

Can you manage a property if I don't live nearby?

Accepted Answer

Yes — that's the normal case, not the exception. We run the property on the ground: guest communication in five languages, arrivals and departures, cleaning and maintenance coordination, and quarterly inspections. You get the monthly report and the owner dashboard, and we only come to you for the decisions that are genuinely yours — approving a repair above the agreed threshold, or blocking dates for your own use.

Question 25

Do you also handle renovations?

Accepted Answer

Yes. Renovation planning, sourcing contractors, budget control and site oversight — the same work we've done on our own properties in Lagos, Alvor and Lisbon. It sits outside the 23%: project management is charged at 10–15% of the works value, minimum €250, agreed in writing before anything starts.

Question 26

How do you decide which properties to take on?

Accepted Answer

Case by case — and we do say no. We look at whether the property can be licensed for short-term rental, what it realistically earns against what it costs to hold, how far it is from the ones we already run, and whether what you want from it matches what the market will pay. If the numbers don't work, we'll tell you that instead of taking you on.

Question 27

How do I get started?

Accepted Answer

Schedule a free consultation. We'll review your property, discuss your goals, provide a customized revenue forecast, and outline our service approach. No obligation, no pressure.
